Build the List by Area
Group items by room or exterior zone: loose hardware, small caulk joints, minor trim corrections, accessible filters/screens, adjustments and similar upkeep. This makes it easier to identify products/materials before work begins.
Separate Maintenance From Repair
A loose hinge may be maintenance; a rotted door jamb is a repair. Cleaning a gutter is maintenance; replacing failed fascia is exterior repair. Each condition should route to the right service rather than being hidden inside a checklist.
Do Not Bundle Regulated Work Casually
Electrical, gas, HVAC and plumbing tasks can carry qualification requirements. A maintenance list does not waive those boundaries. Identify such items separately so they can be scoped correctly.
